Art. 1 Object and Duration
These conditions govern the seasonal rental of properties managed by VillaSpain Denia (notably "Villa Madinina" and "Villa Trois Ilets"), located in Monte Pego, Spain.
The contract is concluded for a fixed period as a temporary residence and for leisure purposes. The premises may under no circumstances be used as a main residence or for exercising any commercial, craft, or liberal activity.
Art. 2 Booking and Payment
The booking becomes firm and final upon receipt of:
- The validated rental contract.
- A deposit of 30% of the total amount.
For any booking made less than 30 days before the start of the stay, full payment is required upon booking.
Accepted payment method: Bank Transfer (SEPA) or Cash (within legal limits).
Art. 3 Cancellation and Refund
In case of cancellation by the tenant, fees will be retained depending on the time before the scheduled arrival date.

Art. 4 Security Deposit (Caution)
A security deposit of between €800 and €850 (depending on the villa rented) is required. It can be paid by transfer, cash, or check (not cashed in the absence of damage).
This deposit will be returned within a maximum period of 15 days after departure (unless rental damages are found, in which case the period is extended to 2 months), minus the cost of repairs if any degradation has been noted.
Art. 5 Arrival and Departure
Times must be strictly respected:
- Arrival (Check-in): From 5:00 PM. Key handover by our correspondent or via secure key box.
Note: Key box codes will only be transmitted after full payment of the rental. - Departure (Check-out): Imperatively before 9:30 AM (or 10:00 AM according to specific conditions of the signed contract). Keys must be returned to the correspondent or placed back in the key box (code scrambled).
Art. 6 Services and Cleaning
Included in the price: The "Final Cleaning" package and the "Linen Pack" (sheets, towels).
Optional: Beach towels can be provided on site at a rate of €15 per unit.
Tenant's responsibility before departure: The tenant agrees to leave the villa in a decent state of cleanliness:
- Emptying trash cans.
- Cleaning and putting away dishes.
- Cleaning the barbecue/plancha grill.
Failure to comply with these points may result in a deduction from the deposit.
Art. 7 Occupation and Rules
- Capacity: The number of occupants may not exceed the maximum capacity indicated in the contract (8 or 10 people).
- Pets: Prohibited, unless exceptional written agreement.
- Nuisance: Parties and noisy evenings are strictly prohibited out of respect for the neighborhood.
- Works: It is strictly forbidden to carry out works without the prior agreement of the owner.
- Pool: Swimming is under the sole responsibility of parents.
Art. 8 Internet, Equipment, and Energy
Internet access (Fiber/Wifi) is provided free of charge. Baby equipment is available on request.
Reasonable electricity consumption is included. A meter reading will be taken upon entry and exit. Any abusive excess (e.g., air conditioning left on with windows open) will be billed at the rate of €0.35 per additional kWh.
Art. 9 Inventory of Fixtures
An inventory of fixtures is carried out upon arrival and departure. In case of autonomous arrival (key box), the tenant has 48 hours to report any anomaly or dispute in writing (SMS/Email). After this period, the inventory is deemed compliant and accepted.
Art. 10 Insurance and Termination
The Tenant must be covered by civil liability insurance (vacation rental). In case of failure to meet contractual obligations (non-payment, nuisance, overcrowding), the contract will be terminated automatically after a period of 48 hours.
